Molds can also produce mycotoxins, which are toxic substances found either within or on the surface of spores. They can enter a person's system via ingestion, inhalation or skin contact. Aflatoxin B1 is the best-known mycotoxin. It is a potent carcinogen and inhaling it can cause lung cancer. The fungi Aspergillus parasiticus and Aspergillus flavus produce this carcinogen.

Throughout the drying process, crews will stop by periodically to monitor how the drying is progressing. Specifically, they monitor the dehumidifiers’ intake and output temperatures and humidity levels to make sure the dehumidifiers aren’t putting wet air out into the room. They’ll also go back and take readings of the same surfaces they did during the inspection phase. As rooms are declared dry, crews will often move equipment around to other areas of the home that are still wet.
During the walkthrough, compile a list of flooded equipment to help you estimate man-power requirements and create a preliminary schedule of repair work. As mobilization of crews begins, start developing job strategies, such as finding office space, living accommodations, and transportation for crews. You must also think about arranging food/catering services and developing work schedules. Once your crews have been mobilized and job-site safety requirements are met (see SIDEBAR: Developing a Safety Plan Following a Natural Disaster), it's time to go to work.

If it snows where you live, be wary about the formation of ice dams on your roof. This happens when the heat inside your home causes water to melt in the middle of your roof. The water then refreezes near the edges, forming a dam that prevents melting snow from draining off the roof. The water that backs up can leak into your home and damage ceilings, walls and other areas of your home. To prevent ice dams from forming, insulate your attic to keep heat from rising and reaching the roof.

Cut through the paper facing of the drywall sheet with a razor knife. Cut along the drawn lines. Break the drywall along the face cut, and fold the drywall slightly to make a crease in the paper backing of the drywall sheet. Cut through the crease in the backing paper with a razor knife from the backside of the drywall sheet, and remove the unwanted portion of drywall. To make cuts that are perpendicular to each other, use a keyhole saw for the shorter of the two cuts, and then fold and cut the drywall.
Damage from long standing water falls in this class, like river flooding or storm surges from a hurricane. It has saturated materials such as stone, brick, and hardwood. These materials have low permeance — meaning they do not soak up liquids quickly. Time is the primary factor in this category. With a higher cost of cleanup and repair, it is important to get problems diagnosed and solved as quickly as possible.
It’s important to get rid of all moisture ASAP before it causes more damage. And for small leaks, this may not be difficult, but it’s important to be thorough. Use fans to circulate air in the affected area. For larger projects, consider renting a large-capacity dehumidifier to really dry out surrounding wood, carpet, and other materials. When you’re sure the mold has been eliminated, seal the wood surfaces with pigmented shellac like BIN or an oil-based primer like KILZ. Repaint cleaned wall surfaces with a regular latex paint that contains a mildewcide to help stop future mold growth. Then install new insulation and drywall and nail the trim back on. And keep in mind that if the moisture returns, mold will return.

After a sketch is made of the piece of equipment, add the equipment to a detailed electrical equipment tracking sheet, which should include general information such as the item number, sequence number, priority, area of the plant, power center or room number, transformer, substation, cell position, equipment type, circuit identification, plant identification number, manufacturer, percent water level, model number, frame size, and voltage. After completing these procedures on all the equipment associated with a power center or a piece of gear, the QA/QC leader must review the documentation for accuracy. Once the documentation has been approved, the equipment is ready for removal.

If the flood was serious enough for you to leave your home, be sure you stay safe upon your return. The Federal Emergency Management Agency warns that you should check for any visible structural damage, such as warping, loosened or cracked foundation elements, cracks, and holes before entering the home and contact utility companies if you suspect damage to water, gas, electric, and sewer lines.  


Water damage restoration is often prefaced by a loss assessment and evaluation of affected materials. The damaged area is inspected with water sensing equipment such as probes and other infrared tools in order to determine the source of the damage and possible extent of area affected.
