Surface molds grow in just about any damp location, such as the grout lines of a ceramic tiled shower. They’re easy to scrub away with a mold cleaner mixture of 1/2 cup bleach, 1 qt. water and a little detergent. In mold remediation, the bleach in the cleaning mixture kills the mold, and the detergent helps lift it off the surface so you can rinse it away so it won’t return as fast. You can also buy a mildew cleaner at hardware stores, paint stores and most home centers.

Showers, tubs, sinks, toilets, windows, and doors. Water leaks around bathtubs, showers, sinks, and toilets can cause damage because the leak is often out of sight. To prevent leaks, make sure you have a watertight seal of caulk around tubs, sinks, toilets, tubs, shower stalls, windows, and doors. Cracks or mold on caulk or tile grout may indicate that you don't have a watertight seal. Remove all caulk or grout, clean and dry the surface thoroughly, and apply fresh caulk. Don't apply new caulk or grout on top of the old materials.
If you have a high concentration of mold, you may smell it. If you detect the typical musty odor, check for mold on damp carpets, damp walls, damp crawlspaces and wet wood under your floors, wet roof sheathing and other damp areas. Despite what you might think, a flooded home can be saved rather than razed to the ground, but removing the moisture quickly is key. "The biggest thing is getting in there and getting it cleaned up quickly," says Robyn Kent, claims administrator at Dalworth Restoration, based in Euless, TX. "Closer to the three- to five-day mark is when it becomes questionable, since by then, all the materials have become fragile."
If the moisture damage has been neglected or gone unnoticed for long, you’re likely to find rot. Where possible, remove and replace soft, spongy studs and wall sheathing. Where removal is difficult, treat the affected areas with a wood preservative (available at home centers), after cleaning the wood and allowing it to dry. Then double up rotted members with pressure-treated wood.

Homeowners insurance may help cover damage caused by leaking plumbing if the leak is sudden and accidental, such as if a washing machine supply hose suddenly breaks or a pipe bursts. Inspect the defects. To find the source of the defects, we perform a visual inspection as high as 24x magnification, use dye-penetrant inspection (DPI), or use fluorescent penetrant inspection (FPI). Different removal methods and measures are used depending on the category of water.
