Water damage occurs when excess water begins to pool in areas where it shouldn’t. Many different factors can create this excess water and thereby contribute to water damage. When you are aware of the potential causes, you can take precautionary measures to help insure against a leak or flood. You will also be able to spot a problem as soon as it arises and nip it in the bud before it has a chance to cause any additional damage. Understand that there are several people who represent the insurance company during a claim, so you want to know where the decision is coming from. Was it your agent who told you, the insurance adjuster, or a contractor? Each person plays a different role. Don't be afraid to request clarifications to avoid misunderstandings. When a claim is denied, you will normally receive something in writing advising you of the official decision.
There are also several classes of water damage. The class of damage is important when assessing water damage repair options. Class 1 is the least harmful form of damage. Materials absorb very little of the water from this type of damage. Water damage repair is the easiest in this type of situation. Class 2 has a fast rate of evaporation, which means that carpets and cushions may be damaged. Water damage repair is more difficult when it involves class 2 damage. Class 3 has the fastest rate of evaporation. In this case, the water may come from broken sprinklers or other overhead sources, soaking the walls and furniture. Class 4 requires special water restoration and water removal procedures. This type of damage may affect hardwood floors, plaster, and concrete.
Cut through the paper facing of the drywall sheet with a razor knife. Cut along the drawn lines. Break the drywall along the face cut, and fold the drywall slightly to make a crease in the paper backing of the drywall sheet. Cut through the crease in the backing paper with a razor knife from the backside of the drywall sheet, and remove the unwanted portion of drywall. To make cuts that are perpendicular to each other, use a keyhole saw for the shorter of the two cuts, and then fold and cut the drywall.
Mold growth can be controlled on surfaces by cleaning with a non-ammonia detergent or pine oil cleaner and disinfecting with a 10% bleach solution. (Caution: Never mix ammonia and bleach products, as the resulting fumes can be highly toxic.) Always test this solution on a small area of the item or area you’re cleaning to be sure it doesn’t cause staining or fading.

During the walkthrough, compile a list of flooded equipment to help you estimate man-power requirements and create a preliminary schedule of repair work. As mobilization of crews begins, start developing job strategies, such as finding office space, living accommodations, and transportation for crews. You must also think about arranging food/catering services and developing work schedules. Roofs. Keep roofs free of debris that can damage roofing and allow water to seep in. Trim tree branches to prevent them from rubbing and damaging the roof. Repair missing or damaged shingles. Properly seal any cracks around chimneys, skylights, and vents. Check metal flashing for holes, cracks, or other damage. Replace flashing or use silicone caulk to seal any openings.

Hurricanes and river flooding are common natural causes, as are high water tables and improperly graded ground. Installing a sump pump and water alarm are sensible preventions in areas with high water tables. All severely warped wood (particularly flooring), rotting wood and wood that has developed mold/mildew problems will need to be replaced. Pry apart damaged boards and thoroughly clean beneath them before replacing them. And if the wood is a structural component of your house, you must be very careful when replacing it so that the structure has the right support during and after the water damage repair project.
Locate and repair the source of the leak. The source of the problem is usually apparent once you remove the drywall and expose the framing. If the leak source is not easily determined, consult a licensed contractor before you replace the drywall. You must repair the cause of the leak or mold and mildew will eventually reform over the new drywall. An unresolved leak may also create additional damage to framing, insulation, siding and flooring.
