Public insurance adjusters are independent adjusters who help people negotiate claims with their insurance companies. Public adjusters work for you, not the insurance company. They charge you a fee for their services. The fee is usually a percentage of the claim and is subtracted from any settlement you get from your insurance company. You don't have to hire a public adjuster.

Remove all of the drywall from the wall if the wrong type of drywall was initially installed. On rare occasions, mold damage results from using the wrong type of drywall for a particular application. The two most common causes of mold damage, not created by water leaks, are drywall installed behind tile, or regular drywall installed in a bathroom instead of mold resistant drywall.


Indoor and outdoor pipes and faucets. Routinely check indoor pipes under cabinets and sinks for leaks, rust, and any signs of deterioration. Minimize the potential for water damage from frozen and broken outdoor pipes by insulating supply lines (in attics, crawlspaces, and exterior walls), protecting exposed outdoor faucets, sealing gaps in exterior walls, and maintaining adequate heat in your home.

Wear a respirator or a facemask rated for black mold spore protection, and cover arms, legs and hands to avoid contact with mold spores. Use soap and a sponge to remove visible mold. If the moldy area is dry, lightly spray with water, as this will reduce the incidence of airborne mold spores during cleaning. Next, use commercial black mold removal products, which can be found in most hardware or home repair stores, to disinfect the moldy areas, in addition to any adjacent areas. If you use bleach, make sure it won't discolor the material or surface. Place all sponges, equipment and other materials used in cleaning in a heavy duty garbage bag, and if possible, remove the bag through an nearby exit as opposed to the main house, to avoid distributing mold spores.
Once you’ve pulled away wet materials and established holes or cuts in the wall as needed, you’ll typically need one air mover for every 15 – 25 square feet of floor, unless the moisture load and density is particularly high, then you may need more. To prevent mold, make sure all of the layers and materials are dry before putting everything back together.
Category 3 Water - Known as "black water" and is grossly unsanitary. This water contains unsanitary agents, harmful bacteria and fungi, causing severe discomfort or sickness. Type 3 category are contaminated water sources that affect the indoor environment. This category includes water sources from sewage, seawater, rising water from rivers or streams, ground surface water or standing water. Category 2 Water or Grey Water that is not promptly removed from the structure and or have remained stagnant may be re classified as Category 3 Water. Toilet back flows that originates from beyond the toilet trap is considered black water contamination regardless of visible content or color.[6]
